CASA12 is a shared-ownership concept in which you own an actual share of a Tuscan vacation home—not the entire property, but your own share through a Danish partnership (P/S). The price depends on the size of the home and the number of shares:

What do operating costs cover?
Operating costs cover all shared expenses for the housing unit: local taxes, insurance, administration, and a fixed 10% savings allocation for future maintenance. This means fewer unexpected bills—and that any extraordinary expenses are shared among all members of the cooperative if they arise.
How much does a week’s vacation actually cost?
Here is a specific breakdown of the costs for a share (1/12) in a Casa Famiglia. Once the initial investment has been made, the ongoing costs for each share are relatively low:
- Operating costs per share: 1,695 DKK/month – equivalent to 20,340 DKK/year
- Annual property tax: approximately 3,000 DKK
- Total fixed costs: 23,340 DKK/year
If the family uses the home for 3 weeks a year, each week costs 7,780 DKK. With a minimum of 6 sleeping accommodations in a Famiglia, that works out to 1,297 DKK per person for a one-week vacation. If the home is used for 6 weeks a year, the price drops to 648 DKK per person per week—one of the cheapest family vacations you’ll find in Denmark.
In addition, cleaning and the cost of electricity and water for each stay are billed based on actual usage.
